Privacy Policy

Anyone who visits this website and talks to me should know, in simple terms, what happens to the data they share. This Privacy Policy explains how we collect, use, share and protect that data, in compliance with Brazil's General Data Protection Law (Law No. 13,709/2018, the "LGPD").

1. Who we are

The website agneloimoveis.com is operated by Lucas Agnelo, Corretor de Imóveis (licensed real estate broker), CRECI 301657-SP, an independent professional who brokers the purchase and sale of properties. In this policy, "we" and "I" refer to him, who is the controller of your personal data, that is, the person who decides how it is processed.
This website is a customer service channel. We are not the builder or developer of the projects shown. When a development is advertised, its incorporation registration and registry office details will appear on the property's own page.

2. How and when we collect your data

When you give it to us directly: by filling in the website form, messaging on WhatsApp, calling, emailing, sending a message on social media or in person, at a sales stand or a property visit.
Automatically, as you browse: through cookies and similar technologies, as described in section 8.
Through social media: if you interact with me on Instagram, YouTube, TikTok, LinkedIn, Facebook or WhatsApp, I may receive the information that your privacy settings on each platform allow. Each platform has its own policy.
Through referrals or partners: if you asked another person or company to pass your contact to me, I only process the data you authorized them to share

3. What data we collect

Form data: name, WhatsApp number (with country code), whether you have a company and its name (optional), and the property you are interested in.
Service data: what you tell me in conversation, such as search profile, investment range, intended payment method, best time to contact you and message history.
Browsing data: referring page, campaign parameters (UTM), device type, browser, language and pages visited.
Consent record: the date and time you ticked the consent box on the form

At a later stage of a negotiation, the paperwork for a purchase, sale or financing may require other data, such as taxpayer ID (CPF), ID card, marital status, proof of income and address. These will only be requested at that point, for that purpose, and handled confidentially. I do not ask for bank details, passwords or card numbers through the website.
We do not intentionally collect sensitive personal data (such as health, religion or biometrics). If you send any voluntarily, we will handle it with extra care and only as far as strictly necessary for the service.

4. What we use your data for

To answer your contact and send the property information you requested.
To schedule visits and follow your service through to your decision.
To help with financing simulations and with preparing offers and contracts, when you decide to move forward.
To tell you about new properties, conditions and content that match your interest, only if you agreed to receive them. You can ask me to stop at any time.
To understand which pages and campaigns bring visitors, in order to improve the website and the service.
To comply with legal and regulatory obligations of the brokerage activity and protect my rights in case of a dispute.

We do not send mass messages, do not buy contact lists and do not use your data for any other purpose without telling you first.

5. Legal basis

We process your data based on:

Consent (art. 7, I, LGPD), given by ticking the form box and by accepting analytics cookies
Preliminary procedures related to a contract that you requested (art. 7, V), such as a visit, offer or simulation.
Compliance with a legal or regulatory obligation (art. 7, II).
Regular exercise of rights in judicial, administrative or arbitration proceedings (art. 7, VI).
Legitimate interest (art. 7, IX), to measure website performance and keep it secure, always respecting your rights.

6. Who we share it with

We do not sell your data and do not allow third parties to use it for their own marketing. Sharing happens only as follows:

Providers that run the website and the service on my behalf: website hosting, email delivery, Google (Analytics and, if used, Google Contacts) and WhatsApp (Meta). They only process data for the purposes of this policy.
Builders, developers and financial institutions: only after your authorization, when needed to reserve a unit, make an offer or simulate financing.
Authorities: when required by law, a court order or a legitimate request.

7. Intenational data transfers

Some providers, such as Google and Meta, may store or process data outside Brazil. In those cases, we look for providers that adopt adequate safeguards, such as standard contractual clauses and the other mechanisms provided for in the LGPD (art. 33).

8. Cookies

A cookie is a small text file saved in your browser when you visit a page. We use:

Essential cookies (session and security): required for the website to work and do not need consent.
Analytics cookies (Google Analytics): measure audience and performance. They are only activated if you click "Accept" on the cookie notice.

You can change your choice at any time by clearing the site's data in your browser or by disabling cookies in its settings. Without essential cookies, parts of the website may not work.

9. How long we keep your data

We keep your data until your last contact with us, or until you ask for deletion. Some data may be kept longer to comply with a legal obligation or for defense in legal proceedings, and is then deleted or anonymized.

10. Security

We adopt technical and organizational measures to protect your data against unauthorized access, loss and alteration: encrypted connection (HTTPS), passwordrestricted access to the admin panel and permission controls. No system is 100% secure. If an incident occurs that may cause you significant risk, we will notify you and Brazil's National Data Protection Authority (ANPD), as the law requires.

11. Your rights

As a data subject, you may request, at any time and free of charge:

confirmation that we process your data and access to it;
correction of incomplete, inaccurate or outdated data;
anonymization, blocking or deletion of unnecessary or excessive data, or data processed in violation of the LGPD;
data portability, subject to regulations;
information about who we share your data with;
information about the possibility of not giving consent and the consequences of that
withdrawal of consent and deletion of data processed on that basis;
objection to processing carried out without consent, if the law is breached;
review of decisions made solely by automated means, if any;
cancellation of messages and offers.

Some data may be kept even after a deletion request, when the law requires it or for the regular exercise of rights. In that case, we will explain why. You may also file a complaint with the ANPD (gov.br/anpd).

12. Children and teenagers

The website is intended for adults. We do not intentionally collect data from people under 18. If this happens, we will delete it as soon as we become aware.

13. Links to other websites

The website may contain links to social networks, maps and builders' pages. Those sites have their own policies, for which we are not responsible.

14. Content generated by artificial intelligence

Images and videos produced or animated with artificial intelligence are labeled "illustrative image" and do not represent the actual property. Prices, floor areas and commercial conditions may change without notice; always confirm directly with me or with the builder before deciding.
